Dubai Healthcare City Authority (DHCA), the governing body of Dubai Healthcare City (DHCC), has unveiled a AED1.3 billion ($354 million) development plan for DHCC Phase 1, strengthening its role as a premier hub for international healthcare investment. The initial phase includes a LEED Platinum-certified office tower, a custom-built medical complex, and essential infrastructure upgrades aimed at fostering sustainable growth and building a future-ready healthcare ecosystem.

Through these developments, we aim to further position DHCC as the region’s leading healthcare and wellness destination.”
The LEED Platinum-certified office tower, designed by the award-winning firm P&T Architects and Engineers Ltd, will be the first of its kind within DHCC. Covering 13,000 square metres across three basement levels and nine floors, it will feature flexible office layouts and ground-floor commercial outlets. The project establishes a new benchmark for sustainable design and urban development, achieving the highest level of international environmental certification.
Meanwhile, the purpose-built medical complex, created by Dubai-based Design and Architecture Bureau (DAR), will serve as an anchor facility spanning 5,800 square metres. Comprising two basement levels and five storeys, it will accommodate surgical units, diagnostic centres, laboratories, outpatient departments, medical offices, and support facilities. The design includes shell-and-core adaptability, optimised layouts, and smart parking systems to ensure long-term flexibility and efficiency for both healthcare professionals and patients.
To complement these major projects, DHCA is also developing multi-storey car parks equipped with electric vehicle charging points, Salik-integrated smart parking technology, and comprehensive accessibility features to enhance mobility and connectivity across the community.
