Arada has begun handing over 138 new apartments at its AED35 billion Aljada megacommunity in Sharjah, following the completion of the two Il Teatro Residences buildings. Moreover, the milestone marked the conclusion of residential development within Naseej District, Aljada’s creative hub, where more than 2,000 homes have now been delivered.
Overlooking Il Teatro, the performing arts complex designed by Japan’s Pritzker Prize-winning architect Tadao Ando, the two Il Teatro Residences buildings also offered owners exclusive access to rooftop infinity pools and health clubs. Additionally, the development included a range of ground-floor retail and dining outlets.
The two-building complex also featured a selection of double-height loft apartments, marking a first for Sharjah’s real estate market. Furthermore, these homes featured full glass curtain walls and private terraces, alongside spacious living and dining areas.
Il Teatro Residences’ one-bedroom units, meanwhile, have been designed to provide maximum flexibility. As a result, foldable partitions can be used to create adaptable and multifunctional living spaces.

The completion of the Il Teatro Residences buildings brought the total number of homes completed at Aljada to 9,000. Moreover, it also signalled the end of construction at Naseej District, where 19 buildings – including the Vida Aljada Sharjah complex – are now being handed over.
The update came during a strong period for the Sharjah real estate market. Additionally, transactions valued at AED18.5 billion were recorded during the first quarter of the year, up 41% compared to the same period last year.
Spread across 24 million square feet, Aljada remains Sharjah’s largest-ever development and a major destination for the emirate. Furthermore, the master-planned community includes multiple residential districts and extensive retail, hospitality, entertainment, sporting, educational and healthcare facilities, alongside the Arada Central Business District.
