Emirates Palace Company (EPCO), in partnership with LEAD Development and Mandarin Oriental Hotel Group, has unveiled Emirates Palace, Mandarin Oriental Mansions, Abu Dhabi — an exclusive collection of 35 individually crafted private residences situated within the Emirates Palace estate.
The project represents the first opportunity for private ownership within one of the UAE’s most iconic and institutionally important destinations. The residences are expected to be completed by 2029.
For over 20 years, Emirates Palace has held a distinctive role in the UAE’s civic and cultural landscape. Located along Abu Dhabi’s prestigious waterfront, the landmark has hosted state dignitaries, global events, and key moments tied to the nation’s public identity.
The initiative reflects Abu Dhabi’s ongoing transformation into a leading global hub for culture, hospitality, and lifestyle, supported by architectural excellence, sustainable urban planning, and carefully managed real estate development.
The project unites three key entities. EPCO, as owner and steward of the Emirates Palace district, manages one of the UAE’s most recognised hospitality and civic landmarks. LEAD Development is responsible for the planning and execution of the residences, leveraging its expertise in destination creation across the UAE. Mandarin Oriental Hotel Group will manage the residential hospitality services and lifestyle experience for residents.
Set along one of Abu Dhabi’s most prominent waterfront locations, the residences occupy a position connecting Qasr Al Watan, the Founder’s Memorial, and the Corniche — an area where the capital’s cultural identity, coastline, and public life intersect. Few residential developments in the region offer a setting of similar national and cultural importance.
The architectural design takes inspiration from Abu Dhabi’s coastal heritage, reinterpreted through a contemporary approach focused on balance, natural light, landscaping, and seclusion. The homes are arranged around landscaped courtyards and gardens, with views extending towards the waterfront and surrounding scenery. Privacy has been integrated into the core design philosophy rather than treated as an additional feature.
