Dubai’s real-estate sector reached $88.8bn in transactions during the first half of 2025, representing a 39 per cent jump from last year. Additionally, more than 118,000 property deals were completed by 94,700 investors, showing continued confidence in the city’s long-term economic direction. This upswing reflects the impact of population growth, ongoing development activity and rising global interest in Dubai as a stable investment destination.
Investor Demand and Market Dynamics
Commenting on the record performance, Chairman Badar Rashid AlBlooshi said innovation, sustainability and smart urban planning are shaping a new phase of durable expansion. He said: “The city has evolved beyond short-term cycles, what we’re witnessing today is the institutionalisation of Dubai’s real-estate market.
“With visionary governance, population growth and a diversified economy, the fundamentals are stronger than ever. At AGP, we see this as an opportunity to build projects that reflect Dubai’s long-term aspirations as the Emirate is technologically advanced, environmentally responsible and globally competitive.”
Furthermore, the first quarter of 2025 alone recorded transactions worth $31.1bn, showing a 23 per cent annual rise. The luxury and prime segment also maintained strong momentum, with more than 1,300 homes above $2.7m sold in the first quarter. Since Dubai’s population has surpassed 3.8 million, end-user demand continues to deepen.
Long-Term Stability and 2025 Outlook
AlBlooshi noted that the latest results reaffirm how long-term fundamentals now drive the market rather than short-lived speculative cycles. Moreover, he highlighted that investor-friendly regulations and the absence of property taxes continue to attract a diverse pool of buyers. He said: “Population expansion, strong tourism inflows, and ongoing infrastructure development continue to underpin sustained demand.”
Looking ahead, approximately 73,000 new residential units are expected to be delivered across the city in 2025, signalling a phase of greater maturity and balance.
