Arada has unveiled Masaar 3, the newest and largest master plan in its acclaimed forest community series. Valued at AED12.5 billion, this ambitious development will feature 4,000 villas and townhouses spread across eight gated neighbourhoods, blending vast green spaces, wellness-focused facilities, and cutting-edge smart living solutions.
Strong Demand Drives Expansion
The launch, scheduled for September 2025, follows the sell-out of Masaar 2 in just three hours earlier this year, making it one of the UAE’s fastest-selling projects. This overwhelming response underscores the strong end-user demand for Arada’s signature concept of nature-integrated living.
Covering 21 million square feet, Masaar 3 will roll out in eight phases, offering homes ranging from two- to five-bedroom units. Construction begins in early 2026, with first handovers expected in 2027.
Strategic Location and Connectivity
Situated in Sharjah’s Rowdat district, the community lies between Masaar 2 and a growing schools district, which already hosts two major educational institutions. Its prime location ensures easy access to Khorfakkan Road and Emirates Road (E611), with Sharjah International Airport just 15 minutes away and Dubai International Airport only 30 minutes by car.
The first two Masaar communities, comprising 5,000 homes and a combined value of AED16 billion, have sold out. More than 1,500 homes are already delivered in Masaar 1, with the remainder due by end-2026. Masaar 2’s initial homes are slated for 2027 delivery, and full completion by 2028.
