Abu Dhabi’s Crown Prince, Sheikh Khaled bin Mohamed bin Zayed Al Nahyan, has announced the launch of Balghaiylam, a new AED8 billion ($2.2 billion) residential development located northeast of Yas Island. The project, developed by Aldar Properties in partnership with the Abu Dhabi Housing Authority (ADHA), aims to create integrated and sustainable residential neighborhoods that enhance family stability and community well-being in the emirate.
Scheduled for completion by 2026, Balghaiylam will provide 1,743 high-quality ready-built homes and a range of facilities within a vibrant community. The project aligns with the government’s efforts to foster economic and cultural growth across various sectors in Abu Dhabi. During the launch, Sheikh Khaled reviewed the project’s design features.
In addition to the residential units, Balghaiylam will feature schools, mosques, retail outlets, dining options, sports centers, community gardens, playgrounds, parks, and an equestrian center. The initiative represents the government’s commitment to public-private partnerships and providing suitable housing options for Emiratis within approved real estate projects.
Eligible citizens, pre-approved by ADHA, will be able to utilize their loans to purchase three to six-bedroom villas with diverse architectural designs and interior layouts based on their preferences and financial capabilities. ADHA will provide Aldar with a list of eligible citizens who can then review the available villas and proceed with the purchase process.
Mohammed Ali Al Shorafa, Chairman of the Department of Municipalities and Transport and Chairman of ADHA, highlighted the priority given to improving the quality of life and fulfilling the housing needs of Abu Dhabi’s citizens. He emphasized that the partnership with Aldar aims to increase home ownership among Emiratis and reduce delays in acquiring adequate housing.

The goal is to create a sense of stability for families and promote happy and healthy communities.
